What does a pre-purchase home inspection include?
A standard pre-purchase home inspection is a non-invasive, visual evaluation of a property’s accessible physical structure and mechanical systems, following established InterNACHI Standards of Practice.
How long does a home inspection take?
For a typical single-family home in Ontario, a comprehensive home inspection takes 2.5 to 4+ hours on site. This is depending on the size, age, and condition of the property. Times will vary by each home.
Should I attend the inspection?
Yes, we encourage it. While attending the inspection is entirely your choice, we strongly recommend being present for at least the final 30 to 45 minutes. This allows us to walk through the home together, explain our findings in plain language, pointout important features such as main shut-off valves and electrical panels, discuss routine maintenance, and answer any questions you may have before you receive your detailed inspection report.
Will the inspection identify every problem with the home?
No. A standard home inspection is a visual, non-invasive look (we do not remove walls, floors etc.) at readily accessible systems and components only—it cannot find every problem, especially concealed or latent defects behind walls, under floors, orin inaccessible areas. It is not a guarantee or warranty and reflects the home’s condition only on the day of the inspection. There could be a need for separate specialized testing for things like mould, possible asbestos or buried thanks—which may be hidden.
What happens if defects are found?
If defects are found, and your offer includes an inspection condition, you can typically request repairs, negotiate a price reduction or closing credit, or walk away from the deal with your deposit returned. Sellers are not legally required to fix every issue,but significant findings (especially safety or major structural problems) often lead to successful negotiations. The inspection itself does not “pass” or “fail” a home—it simply provides the information you need to decide your next steps.
