Why does a brand-new home need an inspection?
Even brand-new homes can have construction defects, incomplete work, or installation errors. An independent inspection often finds issues that the builder’s pre-delivery inspection (PDI) misses and creates a clear record of deficiencies for Tarion warrantyclaims in Ontario. “New” does not mean perfect—many new builds still require attention before or shortly after closing.

Isn't my builder already inspecting the home?
Yes, your builder conducts a Pre-Delivery Inspection (PDI), but it is not the same as an independent home inspection. The PDI is typically a walk-through focused on finishing details and items the builder agrees to correct, while an independent inspector providesan unbiased, thorough evaluation of systems, workmanship, and potential issues. Having both helps ensure nothing is overlooked and strengthens your Tarion warranty documentation.

Can you inspect a home before drywall is installed?
Yes. A pre-drywall (or rough-in) inspection can be performed after framing, electrical, plumbing, and HVAC systems are installed but before the walls are closed up. This stage allows the inspector to check critical elements that will later be hidden, such aswiring, plumbing lines, insulation, framing quality, and flashing details. It is one of the most valuable inspections for new construction because corrections are far easier and less expensive at this point.
